SHOP CONVERSION

Gilmore Place, Edinburgh

 

The existing premises, within a typical 19th century tenement in the Polwarth area of the city, comprised a traditional front of house retail space with a fully glazed shop frontage and compact service accommodation and storage to the back, with a narrow section of external wall facing the shared back green.

 

The client, a new property developer, was keen to create as much accommodation as possible, but also wanted the living spaces to be distinctive and of a very high quality of finish. The solution was to create a split level with one bedroom and en-suite to the lower level and a master bedroom and bathroom above, both with an outlook to the shared courtyard garden.

 

The living accommodation is open plan, with kitchen-dining area at the lower level behind the steel and oak stair and below an open gallery at the upper level.

 

Externally, the frontage is fully glazed to maintain the original scale and character of the street level elevation, and angled back to allow the entrance door to be recessed off the pavement.
