HOUSING DEVELOPMENT Great Junction Street, Leith
This site, comprising the auditorium hall of a cinema dating back to the 1930s, was purchased by our client with detailed Planning Permission in place to demolish the hall and create a mixed use development of 28 apartments and a restaurant unit at lower ground level with an outlook over the Water of Leith.
Our remit was to review the proposed layout and develop a new scheme for residential use only and with a substantially increased number of units.
This was achieved by incorporating a subterranean double ramped car park to the south side of the site, condensing the 100% parking requirement into the minimum footprint area, leaving the 2-level north frontage below road level free for a row of mono-oriented duplex apartments benefiting from a direct outlook over the Water of Leith.
The upper levels of new building provide a mix of 1, 2 and 3 bedroom apartments. The cinema frontage is incorporated into the overall design strategy, being refurbished to form a signal entrance and restore the original façade to its original significance in the street as a whole.
